Price change for the same home
Most price charts move when the mix of what sold changes. One month sells more villas, the next month more studios, and the average jumps around even if no home became more expensive. This index fixes that. It holds the size, the floor, the number of bedrooms, the type, the off-plan or ready state and the exact building fixed, so only the year changes. Holding the building fixed matters more here than anywhere else: most of what sells in a recent year sits in a project that had no sales at all in the base year, so a chart that only holds the area fixed counts the gap between an old building and a brand new one as price growth. This one does not. It also covers homes only, apartments, villas and townhouses, because a land plot or a shop is not a home. Pick Land plot or Commercial in the type box if you want to see those. The first point is 100. If the line reaches 130, prices went up 30% since the start of your selected period. Each point is averaged with the 2 points before it so one strange month does not shake the line. If a period has too few sales, the line shows a gap. For thin slices, like villas only or a single area, switch to Quarterly: each point then pools 3 months of sales and one big launch cannot bend the line the way it can bend a single month. Use Combined for one line across your whole selection, or split it By type or By bedrooms to see a separate index line for each, rebased to 100 at a shared start so you can compare how each one grew. Click a name in the legend to hide or show that line.
Top areas by price index
Every area gets its own hedonic index, built from all of its sales since 2019, year by year, with the same method as the big index above: size, bedrooms, type and off-plan state held constant. This list ranks areas by how much that index moved in the year you pick compared with the year before. An area needs at least 30 usable sales in both years to appear, so no number here stands on a handful of deals.
Top projects by price index
The same ranking, project by project: each project gets its own hedonic index from all of its sales, and the list ranks them by the change in the year you pick versus the year before. It is a price index: it shows how the price level of the same kind of home moved, not the profit owners made when they sold. A project needs at least 30 usable sales in both years to appear.
Median price
