The rent, month by month
ADREC's rolling average annual rent for the district, property type and layout you picked, one point for each month end. Pick a second district above to draw it beside the first. A gap in the line is a month the file has no number for.
Districts ranked by the latest rent
Every district of the municipality you picked, for the same property type and layout, ranked by the latest average rent. The figure beside each name is the change over 12 months. The district you picked is the brighter bar.

How to cite this
One line that names the exact number on this page. It changes with the filters. The address in your browser holds the same view, so the link opens it again.
How I made this
What the number is
Each number is ADREC's rolling average annual rent (the Abu Dhabi Real Estate Centre) for one district, one property type and one layout, read at a month end, in AED a year.
It is an average, not a median. It is not built from contracts I can see: the file carries no contract counts and no projects. My Dubai rentals page is built on registered contracts. This page is not, so read the two side by side with care.
The rent cap
ADREC is reported to have set the yearly rent increase cap at 0% from 2 June 2026 for renewals and homes rented before. ADGM areas are reported outside it. I report this, I do not assert it.
An average that keeps rising after that date is new lettings moving, not sitting tenants paying more.
The yield
–
The yield is gross: rent over price, before service charges, fees and empty months, the same way every yield on my site is worked out.
How fresh it is
–
Computed by me from the file. I read every row of ADREC's export, and the changes and yields on this page are worked out once, in one file, so the page and the data feed always agree.
Names in the file
District names are ADREC's own. Masdar City sits inside Khalifa City. Al Raha Beach is Al Rahah. Saadiyat is Al Saadiyat Island. Al Ghadeer is not a district in the file.
